POSITION SUMMARY (ONSITE 5 days/week in office - Alexandria, VA) The Director of Facilities and Building Operations oversees the strategic and operational management of all facilities and building-related activities. This role ensures that the organization’s physical infrastructure is operating efficiently, safely, and in compliance with local and federal regulatory requirements. The Director will lead the day-to-day of the facilities management team, develop and implement strategies, and manage all contractor and vendor relationships to support the organization’s operational goals. The ideal candidate has a proven track record in facilities management with at least three years of experience in a leadership role, showcasing expertise in operations, safety, and sustainability. This position requires a high degree of autonomy and decision-making authority. The Director will regularly interact with senior executives and other department heads, ensuring the seamless operation of the organization’s facilities. The role demands strategic thinking and an ability to balance long-term planning along with effective day-to-day management of building operations. The ideal candidate is expected to have a proactive approach, solving operational issues before they escalate and also routinely inspecting the facility proactively looking for issues, and working to improve the facility and staff performance. KEY RESPONSIBILITIES: Develop and implement a comprehensive facility and building operations strategy that supports organizational objectives. Oversee daily building operations, including maintenance, security, and custodial services, ensuring efficiency and safety. Manage and negotiate contracts with contractors, vendors, and service providers, ensuring optimal performance and cost efficiency. Lead a team of facilities professionals, including staff and contractors. The Director will provide staff guidance, development, and perform staff performance evaluations, ensure objectives are accomplished, and verify time and attendance. Prioritize and distribute daily work to the facilities team. Develop and manage the facility's annual budget, ensuring cost-effective use of resources and adherence to financial targets. Ensure that all invoices relating to the facility are routed and paid in on-time. Coordinate efforts with the Finance budget team to create and manage the capital budget planning and execution. Ensure timely submission of all contracts to the Business Review Process, including Legal Sufficiency review. Ensure compliance with all local, state, and federal regulations, including health and safety standards, building codes, and environmental regulations. Oversee space planning and office relocations, ensuring minimal disruption to business operations. Identify and implement sustainability initiatives aimed at reducing energy consumption and environmental impact. Coordinate emergency preparedness and disaster recovery planning for all building operations, including the UWW Business Continuity plan. Serve as the primary point of contact for senior leadership regarding all building and facility-related issues. ESSENTIAL DUTIES OF THE POSITION: Supervise facility management staff and oversee their work schedules, training, and performance. Monitor and maintain building systems, including HVAC, plumbing, electrical, and safety systems. Manage and oversee the building Security System including oversight of the access & security control module, and issuing employee, contractor, and visitor badges. Manage and coordinate building repairs, renovations, and new construction projects. Ensure all facilities are maintained to a high standard of cleanliness, orderliness, and safety. Collaborate with cross-functional teams to ensure facilities meet the needs of employees and support business operations effectively. Track key performance indicators (KPIs) related to facility management and report on progress to senior leadership. And other duties as assigned. JOB REQUIREMENTS: Bachelor’s degree in Facilities Management, Engineering, Business Administration, or related field preferred. Minimum of 4 years of experience in a leadership role overseeing facilities and building operations. Proven experience in budget management and contract negotiations. Strong understanding of building systems, health and safety regulations, and facility maintenance best practices. Excellent leadership, project management, and communication skills. Ability to manage multiple priorities and work under pressure in a fast-paced environment. Certification in facilities management (e.g., IFMA, BOMA) is a plus. SALARY STATEMENT The budgeted lifespan salary range for this position is currently $120,000 to $135,000 per year. Salary is determined by several factors including applicant’s knowledge, skills, experience, position, equity, and market.
