Position Summary:
The Development Analyst will work directly with the VP of Land Development & Director of Preconstruction, Land Development to provide input to the team during the due diligence, design, budget processes, schedules and front-end project management. Also is responsible for identifying and understanding all components of the land planning and development processes applicable to higher density build-to-rent developments.
The right candidate must be a self-starter; entry level 0-3 year’s experience with previous land development or engineering experience preferred as well as working knowledge of some residential/commercial construction projects.
Key Responsibilities:
- Understand/interpret and review design drawings and work to value engineer plan drawings.
- Review project survey data, site conditions and factors to consider for development including but not limited to phase 1 environment reports, Geo-tech reports, zoning reports.
- Perform site walks of prospective projects for bid conformity, as well as active projects to inspect current conditions.
- Perform quantity take-offs and prepare accurate estimates/packages for projects.
- Formulate detailed project budgets based on take-offs and appropriate/applicable third-party bids.
- Review subcontractors’ estimates for accuracy and to ensure all required attributes have been addressed.
- Prepare project planning and development schedules in MS Project. Monitor schedules weekly to ensure timely delivery of completed development.
- Develop and update tracking formats to trend all aspects of the bid process for analysis, comparison, and unit rate standardization.
- Support multiple projects in varying degrees of execution.
- Establish and foster relationships with owners, contractors, subcontractors, and other industry specialists.
- Project Set-Up: Assist in the creation, set up, and maintenance of projects and Subcontractors within Building Connected and Procore to collaborate with teams on the development and issuance of Request for Proposals
- Subcontractor Outreach: Create and maintain Subcontractor bid lists, engage in proactive review and follow up of prequalification information, distribute Contract Documents to Subcontractors, and quickly respond to Subcontractors throughout the course of the preconstruction phase of the project
- Document Control: Receive, review, and upload Contract Documents to various software platforms, QA/QC Contract Documents and communicate discrepancies to the project team and organize List of Documents to be included in Subcontracts.
Skills:
- Proficient in Building Connected, Procore, BlueBeam, Microsoft Project, Microsoft Excel, Microsoft Outlook, and demonstrate ability to learn a variety of software.
· Familiarity with estimating and design software and construction project management applications.
· General understanding of all phases of project document production and the relationship between drawings and specifications.
· Able to clearly and effectively present detailed information to the Project Management team.
· Strong organizational and planning skills.
· Ability to estimate multiple projects at any given time.
· Ability to effectively discuss project issues with project managers, clients and reviewing agencies.
· Understanding of corporate and industry processes, standards, and their impact on project estimates being provided to the client.
· Knowledge of municipal processes on permitting and entitlement.
· Effective time management skills and ability to prioritize among competing responsibilities.
· Strong work ethic and initiative.
· Strong oral and written communication skills.
· Demonstrate a high degree of integrity and confidentiality.
