Leasing & Marketing Coordinator

Pay: $56,000

Schedule: Monday - Friday, 8am - 5pm

Location: Houston, TX 77027 (Galleria area)


**MUST HAVE RETAIL COMMERCIAL REAL ESTATE EXPERIENCE, ADOBE PHOTOSHOP, AND CANVA EXPERIENCE**


About the Role: A hybrid role supporting the Management, Marketing, and Leasing Departments for the overall management, marketing, and leasing of the center.


Responsibilities:

  • Assist Property Manager, Marketing, and Leasing Directors to ensure compliance with established lease obligations including operating requirements, hours of operation, and use clause.
  • Develops understanding of tenant lease and lease obligations.
  • Ensures compliance with center management operations procedures and applicable government regulations.
  • Assists in the compilation and completion of periodic reports in a timely, professional manner.
  • Executes approved projects in a timely manner – ensures scope accuracy and compliance.
  • Ability to provide interface and cohesiveness with the other departments that impact center management.
  • Support with budgeting, reforecasting, improving net income beyond approved budget.
  • Ensure effective cost control and profitability for Center within budget.
  • Maintains communications with all tenants to improve performance. Promotes effective business relationship to convey corporate operational policies.
  • Collects tenant sales, monitors tenant sales performance. Identifies problem tenants and proactively works with tenants to improve performance.
  • Codes invoices and approves accounts payables.
  • Promotes the property within the tenant base.
  • Works with tenants at all levels to enhance visual merchandising.
  • Maintains a positive relationship with local community groups and local Chamber of Commerce.
  • Effectiveness in using oral and written communication and keeping merchants, regional and corporate management informed.
  • Support for marketing research, cold calling, database management of the Festival’s tenant and brokerage databases, and leasing reports.
  • Responding to leasing and property inquiries.
  • Property showings and opening of spaces.
  • Support in the creation of merchandising plans, presentations, proposals, marketing materials, Letter of Intents.
  • Maintains the office suite, keeps the kitchen and furniture professionally placed/presented, stocks cabinets and refrigerator.
  • Orders office supplies, including snacks, organizes cabinets and drawers.
  • Checks mail daily.
  • Maintains the copier, phone, and Internet systems.
  • Other duties as assigned.


Qualifications:

  • A.A., B.A. or B.S. degree or equivalent experience.
  • 3 years prior property management experience, Commercial/Retail desired.
  • MRI Property Management software experience preferred.
  • Excellent communication skills - verbal and written.
  • Light bookkeeping background.
  • Proficiency in Microsoft Office, including Word and Excel.
  • Proficiency in graphic design platforms: Adobe Suite, Power Point, Photoshop.
  • Ability to communicate effectively with tenants, vendors, employees, and managers regarding center operations or personnel issues to ensure the smooth operation of the center.
  • Ability to analyze budget numbers for conformance to budgetary guidelines.
  • Ability to work a rotating schedule.
  • Must be able to cope with shifting priorities, difficult situations, and deadlines.


Required Skills:

  • Experience in retail commercial real estate.
  • Adobe and Photoshop experience.


Preferred Skills:

  • Experience with MRI Property Management software.
