Mechanic II


POSITION SUMMARY

• Under general supervision of the Director of Engineering, performs duties related to the installation, inspection, operation and repair of basic utility systems and equipment.

OVERVIEW

• The evaluation is to assure individual performance, departmental goals and organizational goals are aligned. It is designed to support communication between the manager and the employee. Employee perception of their own performance is very important. To maximize the benefit of this process, both the manager and the employee participate in the evaluation process.

QUALIFICATIONS

• Three (3) to four (4) years in facilities maintenance.

• Light: Exert up to 20 lb. of force occasionally and/or up to 10 lb. of force frequently - greater than 75%

• Utilizes a variety of equipment to include multi-meters, power and hand tools, blueprints, equipment manuals and computers.

JOB SPECIFIC DUTIES AND PERFORMANCE STANDARDS

• Below are those tasks, duties, and responsibilities that comprise the means of accomplishing the position’s purpose and objectives. Following are the essential functions of the position, along with the corresponding performance standards.

o Position Standards/ General Job Responsibilities

 Inspects and maintains utility systems and equipment.

 Reads thermometers and gauges and records readings.

 Performs preventive maintenance to utility systems and equipment.

 Performs corrective maintenance to utility systems and equipment.

 Makes adjustments to utilities system and equipment.

 Performs utility system and equipment outages.

 Traces and tests electrical control systems for loose or shorted wires.

 Tests and calibrates the operation of thermostats.

 Lubricates compressors, motors, blowers and other moving parts.

 Repairs refrigeration and air conditioning equipment, water coolers, and small refrigerators.

 Operates Building Control Systems to maintain system requirements.

 Repairs and maintains machinery and mechanical equipment in accordance with diagrams, sketches, operation manuals, and manufacturer's specifications, using hand and power tools and precision measuring instruments.

 Performs routine troubleshooting and repair to tube system operational disruptions.

 Provides updates as necessary for implementation into the CMMS for utility systems and equipment.

 Maintains equipment rooms as assigned.

 Performs equipment room rounds checking for proper equipment operation.

 Performs lock out / tag outs as necessary to protect staff and equipment.

 Recognizes utility equipment alarms malfunctions and failures.

 Test utility system and equipment safety devices.

 Operates utility systems and equipment economically.

 Repairs utility system leaks with proper materials and equipment.

 Returns systems and building areas to acceptable condition after repairs are completed.

 Recommends repair actions and repair parts to supervision.
