Overview: We are seeking a skilled and experienced Regional Maintenance Supervisor to oversee the maintenance operations of our properties within a designated region. Role: Regional Maintenance Supervisor 
Reports To: Director of Property Management 
Compensation: Starts at $80k 
Location: Des Moines, Iowa

Responsibilities:

  1. Maintenance Oversight:

    • Supervise and coordinate maintenance activities across a portfolio of properties within the designated region.
    • Conduct regular inspections to assess property conditions and identify maintenance needs.
    • Develop and implement preventive maintenance programs to ensure the long-term functionality and reliability of building systems and equipment.
  2. Team Management:

    • Recruit, train, and supervise maintenance technicians and other staff members within the region.
    • Provide ongoing coaching and support to team members, ensuring they have the necessary skills and resources to perform their duties effectively.
    • Foster a collaborative and positive work environment that promotes teamwork, accountability, and continuous improvement.
  3. Vendor Management:

    • Oversee relationships with external vendors, contractors, and service providers.
    • Solicit bids, negotiate contracts, and manage vendor performance to ensure quality workmanship and cost-effectiveness.
    • Monitor vendor compliance with contractual obligations and company standards.
  4. Budget Management:

    • Assist in the development of maintenance budgets for properties within the region.
    • Monitor expenditures and implement cost-control measures to optimize budget performance.
    • Identify opportunities for cost savings and efficiency improvements in maintenance operations.
  5. Safety and Compliance:

    • Ensure compliance with all applicable safety regulations and company policies.
    • Implement and enforce safety protocols and procedures to minimize the risk of accidents and injuries.
    • Conduct safety training for maintenance staff and promote a culture of safety awareness.
  6. Reporting and Documentation:

    • Maintain accurate records of maintenance activities, including work orders, equipment maintenance logs, and inspection reports.
    • Prepare regular reports on maintenance performance, including key metrics such as response times, completion rates, and budget variance.

Qualifications:

  • High school diploma or equivalent (required); associate or bachelor’s degree in a related field (preferred).
  • Minimum of 3-5 years of experience in facility maintenance, with at least 2 years in a supervisory or leadership role.
  • Strong technical knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Excellent leadership and interpersonal skills, with the ability to motivate and inspire team members.
  • Proficiency in computerized maintenance management systems (CMMS) and other relevant software applications.
  • Knowledge of safety regulations and best practices related to facility maintenance.
  • Valid driver’s license and reliable transportation.
