Position Summary:

The Purchasing Manager oversees purchasing functions with a focus on cost improvement, trade relationships, and collaboration between departments and vendors. This position helps to drive financial efficiency by overseeing procurement processes, negotiating vendor pricing, and communicating cross-functionally to achieve cohesive purchasing strategies.

Responsibilities:

  • Oversee bid invitations to ensure top-tier bidder participation and communicate award decisions and rejections.
  • Identify discrepancies in bids, negotiate price adjustments, and develop comprehensive bid analyses and recommendations.
  • Coordinate with Purchasing Administrators and Agents to process complete and accurate award packages.
  • Evaluate costs and potential profits of construction features and provide valuable insights for informed decision-making.
  • Actively manage supplier and contract databases, track rebates and model discounts, and post approved Feature Specifications.
  • Provide guidance on scope and contract updates to enhance efficiency and reduce costs.
  • Monitor and track pricing trends and fluctuations in building materials, labor, and equipment.
  • Foster communication and maintain professional relationships with senior management to recommend procurement strategies based on industry standards.
  • Possess a deep understanding of the construction industry, including reading architectural plans, and maintaining familiarity with industry terminology and bidding best practices.
  • Proactively manage and resolve conflicts with trade partners and field staff.

Qualifications:

  • Bachelor's degree in bachelor's degree in business administration, procurement, or a related field is preferred.
  • 5+ years of experience in purchasing, preferably within the new home construction industry.
  • Excellent computer skills, including proficiency in Microsoft Office products, with a strong focus on Microsoft Excel.
  • Strong communication skills and comfortable communicating cross-functionally with internal and external business partners.
  • Highly organized, detail-oriented, and the ability to manage multiple projects and deliverables in a dynamic environment.

Supervisory Responsibilities:

This position has supervisory responsibilities and will lead a team of people.

Physical Requirements:

This is primarily a sedentary position. May be required to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position requires public contact, as such, appropriate business apparel and professional appearance is expected.

Travel Requirements:

Occasional travel may be required. A valid driver's license and active vehicle insurance is required at all times.
