The MF Multi-Site Property Manager oversees all aspects of property operations across multiple sites to maximize revenues, minimize expenses, enhance curb appeal, and ensure efficient onsite team performance. They are dedicated to delivering exceptional service to clients and residents while adhering to legal requirements and industry standards.

Essential Functions:

  • Ensure compliance with Fair Housing and Equal Housing Opportunities regulations.
  • Adhere to state landlord/tenant statutes.
  • Engage professionally and courteously with prospective and current tenants.
  • Maintain minimum occupancy of 95%.
  • Promote and advertise the properties effectively.
  • Utilize software tools for property data analysis and resident communication.
  • Accurately record resident activity in Entrata.
  • Ensure timely rent collection and banking deposits.
  • Manage property expenses within budgetary constraints.
  • Update market comp grid regularly and advise on rental rates and concessions.
  • Code, post invoices, and submit to accounting weekly.
  • Address tenant relation issues and recommend solutions to reduce turnover.
  • Recruit, train, coach, discipline, and terminate team members as necessary.
  • Supervise maintenance staff to ensure timely and accurate work orders and turnovers.
  • Maintain property safety and respond to emergencies promptly.
  • Attend training and development seminars.
  • Perform other duties as assigned by the Property Manager.

Job Requirements/Skills and Abilities:

Education/Experience:

  • High School Diploma or equivalent.
  • 2+ years of Multi-Family Property Management or equivalent experience.
  • 2+ years of supervisory experience.
  • Proficiency in PM software, digital marketing, and CRM, with preference for Entrata.
  • Working knowledge of Microsoft Office Applications and Google Office Suite.
  • Demonstrated ambition for continuous personal and team development.

Required Certificates, Licenses, Registrations:

  • ARM, CAM, CPM, RMP, MPM certifications preferred.

Working Conditions:

  • Flexible work schedule to meet business demands.
  • Office-based work with occasional property inspections.
  • Ability to carry or move objects weighing up to 20 pounds.
  • Regional travel may be required.
  • Weekend work may be necessary.
