  • Complete special projects such as: enhance and ensure accuracy of the existing budget model, streamline the data transfer process for the Asset Overview Report (AOR), create contract management tracking system, and others determined by management
  • Responsible for the implementation, integration, and ongoing management of the construction management software and/or any asset management software
  • Tracking progress and completion of capital projects
  • Possess a strong working knowledge of the software programs utilized by Monument including Entrata, Construction Management Software, Colleen, Funnel Leasing, Lobby CRE
  • Understand each asset’s Business Plan developed by Acquisitions in order to track progress, identify and correct any deficiencies, and ensure that the expected investment metrics are achieved
  • Completes site visits for assets in the portfolio as needed and prepares reports on findings for review by senior management
  • Evaluate asset performance by comparing and analyzing actual results with pro forma modeling and relevant benchmarks
  • Provide analysis of trends and operational metrics and recommend actions for optimization
  • Increase productivity by developing automated reporting/valuation tools
  • Monitors market conditions and related economic factors that impact asset performance and valuation
  • Aids in the completion of hold/sell analyses and internal valuations for assets
  • Assists with cash management for portfolio assets
  • Maintain strong working relationship with the Operations Division
  • Reliable attendance and punctuality required

ADDITIONAL DUTIES AND RESPONSIBILITIES
  • Work with the accounting team to ensure accurate financial reporting
  • Assists with post-acquisition financing activity and asset dispositions in the portfolio
  • Aids in the coordination of legal, insurance and real estate tax related matters
  • Participate in on-site acquisition due diligence inspections as needed
  • The employee may be asked to perform other duties as required by business needs

QUALIFICATIONS
  • Bachelor’s degree in real estate, finance, accounting or another related field
  • Two years of real estate/business finance or other relevant experience preferred
  • High proficiency in financial modeling techniques
  • Strong fluency with Excel formulas and functions and proficient in the remainder of the Microsoft Office suite of programs
  • Strong analytical and data gathering skills
  • Self-starter with excellent interpersonal communication and problem-solving skills
  • Strong interpersonal skills, including written and oral communication skills
