Job DescriptionJob Description
The Maintenance Superintendent is responsible for the oversight of 8 properties’ (587 apartment homes) maintenance functions as well as the team of Maintenance Technicians.  The Super plays a key role in property management, including budget control, resident retention, employee retention and owner satisfaction. They ensure the efficient operation of assigned properties by working with the team within established financial guidelines and budget, meets established property standards, and taking required action while responding to resident requests in a timely, efficient, and courteous manner. Works independently to supervise and coordinate all site management related issues.

Primary Responsibilities:
  • Works with Senior Community Manager on preventive maintenance schedule and tasks in addition to Capital Projects.
  • Schedules, coordinates, and inspects daily operations such as, work orders, turnovers, painting, flooring installation, sub contractor work, preventative maintenance inspections, etc.
  • Responsible for all stock, inventory, materials, and supply orders.
  •  Responsible for all communication, scheduling and coordination of staff and vendors for all turnover work.
  • Solicits all bids for major repairs, purchases, or contracts.
  • Prepares and oversees budget. 
  • Hires and trains and supervises maintenance staff, as necessary.
  • Provides direction, guidance, supervision, and accountability to all maintenance staff.
  • Responds to emergency maintenance repairs after working hours when escalation is necessary.
Skills and Abilities:
Strong leadership and management skills.
Excellent organizational and communication skills. 
Self-motivated, flexible, creative and detail oriented.
Possess a positive, innovative approach to problem solving. 
Ability to set priorities and cope with competing demands. 
Solid knowledge of Microsoft Word and Excel. 

Required to drive to and from Heritage property sites – either with a reliable personal with reimbursed mileage or company vehicle .  Valid driver's license is required.Minimum of five years maintenance experience required. Three or more years of prior supervisory experience required.
