The Assistant Superintendent will be a well-organized team player with a solid understanding of property management & construction. The successful candidate will be able to interface with professionals such as engineers, township personnel, lawyers, land planners, subcontractors, etc. in a polished manner. This position will interact internally with Superintendent (community projects), Controller (fiscal matters) and provide updates to to the owner when needed.
Duties/Responsibilities:
- Help coordinate various projects with apartment renovation team, grounds maintenance team and aspects of new construction.
- Assist with scheduling and coordination of projects in logical steps and the timeframe necessary to meet each deadline.
- Collaborate with contractors and design professionals to discuss and resolve issues, including work procedures, complaints, and construction or design issues.
- Develop and maintain good working relationships with a variety of people, including owners, managers, designers, supervisors, tradespersons, and craft workers.
- Perform other related duties as assigned.
Required Skills/Abilities:
- Proven construction skills.
- Thorough understanding of contracts, plans, specifications, and regulations.
- Thorough understanding of engineering, architectural, and other construction drawings.
- Excellent verbal and written communication skills.
- Familiarity with budgets and financial statements.
- Ability to remain flexible and efficient in a fast-paced environment.
- Ability to effectively multitask while analyzing and solving problems.
Education and Experience:
- Bachelor’s degree in Construction Science, Construction Management, or Civil Engineering, preferred.
- Minimum of ten years of construction experience required.
- Previous supervisory experience.
Physical Requirements:
- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
- Must be able to lift up to 50 pounds at a time.
- Requires local travel.
- Exposure to characteristic construction site dangers.
