Essential Duties and Responsibilities:

o General Building Maintenance –

The Mobile Maintenance Technician will operate a company provided vehicle and drive the vehicle to various customer locations to perform minor electrical, plumbing, mechanical installations, repair, and maintenance throughout buildings. The technician will perform visual rounds and analysis of building envelope and building interior to locate and report any obvious deficiencies. The Mobile Maintenance Technician monitors and performs assigned tasks through an internal work-order system and manages timesheets in accordance with the assignments. Communicates with company dispatcher, supervisor and or manager for changes in work assignments and work schedules.

· Electrical – perform repairs on interior/exterior lighting systems, electrical circuit troubleshooting, monthly GFCI testing and basic understanding of the national electric code.

· Plumbing – troubleshoot and repair leaks, replace faucets, flush valves, drain cleaning and attend to toilet back-ups.

  • HVAC – perform basic HVAC maintenance on various units, change filters, belts, condenser fans, clean coils and maintain condensate lines.
  • Roofing – track leaks and perform minor roof repairs.
  • Building Exterior – Pick up trash outside of facility.
  • Carpentry– Install white boards, wall mounted dispensers, artwork, etc.., replaces VCT and carpet tiles, and performs furniture moves.
  • Fire, life-safety- Maintain emergency lighting and exit lighting.
  • Perform preventive maintenance inspections.
  • Use computerized work-order and tracking system.
  • Operate company vehicle and drive to various locations.
  • Able to work as part of a team, but also capable of working independently.
  • Follow company procedures and work instruction.
  • Track and record work hours, expenses, and schedule.

Qualifications:

  • Must hold current Texas driver’s license
  • Must have good driving record
  • High school graduate or equivalent
  • Minimum of two years of general maintenance experience in a commercial environment including electrical, plumbing, carpentry, and HVAC is required.
  • Knowledge of computer systems and Microsoft Office products
  • Must be able to climb ladders, lift/ carry up to 50lbs, communicate effectively, work safely and have good judgement.
