Job DescriptionJob Description

SPSD Project Manager

SPSD’s Project Manager plans, directs and coordinates a wide variety of construction projects.  They may oversee an entire project or a part of a project often working with owners, engineering, architects and others who are involved in the construction process.  The Project Manager responsibility is to manage multiple contracts simultaneously between SPSD Inc. and the Client/Owner.

Duties and Responsibilities

  • Communicates and assists estimating during estimating process as required
  • Supervises all superintendents and laborers
  • Initiates Project
  • Buyout all subcontractors and materials
  • Prepares and manages project plan/budget
  • Prepares project schedules for owner/client/GC
  • Communicates and reviews plans, project budget and schedule with superintendent
  • Prepares and submits all submittals to Architect/GC/Owner
  • Negotiates and manages all subcontractor contracts
  • Purchases all necessary job materials
  • Secures permits and approvals from federal, state or local permitting authorities
  • Prepares all scheduled billings as per contract
  • Manages the scope of the project
  • Proposes necessary change orders and presents to client
  • Prepares all job tracking logs (PC, RFI, Submittals, etc)
  • Approves, cost codes and reconciles payments to subcontractors and vendors
  • Monitors, identifies and mitigates project risks to increase project success
  • Communicates weekly with Client/Owner/GC/Architect and prepares meeting minutes as required.
  • Ensures projects are built in compliance with plans, specs, owner’s requirements and best construction practices.
  • Maintains positive relationship with clients, contractors, suppliers and employees
  • Completes contracts within the schedule and responsible for overall profitability

Requirements:

  • Four-year degree in construction management or related field
  • 3-5 experience in construction
  • Strong attention to detail
  • Be able to resolve conflicts
  • Experience in managing multiple projects.
  • Strong written and oral communication skills.
  • Good listening skills.
  • Must be able to analyze problems and make sound decisions.
  • Strong organizational skills.
  • Ability to manage diverse personalities.
