1. Carry out the preventive maintenance program.

RESPONSIBILITIES

1. Report problems with the interiors or exteriors of the building

and any equipment to supervisor.

2. Identify needed supplies to supervisor and purchase when

approved.

3. Perform handyman tasks for residents when requested by supervisor or when listed in maintenance log.

4. Complete work order forms with time and cost of supplies and

return to office.

5. Ensure proper removal of trash in common areas.

6. Store chemicals, tools and equipment in a proper and safe

manner.

7. Refurbish living units for the next occupants (paint, repair holes

in walls, etc.) as requested by supervisor.

8. Repair or replace damaged or broken fixtures or equipment.

9. Inspect interiors and exteriors of the buildings for needed repairs.

10. Change filters in HVAC equipment.

11. Assist with setup and cleanup for special events.

12. Carry out other tasks as assigned by supervisor.

13. Assist with maintenance at other RoseWood communities.

14. Perform cleaning, vacuuming, dusting and other routine cleaning

activities

15. Coordinate vendor and subcontractor services to provide building maintenance.

16. Work with contractors and appropriate subcontractors during one- year warranty period to ensure proper maintenance and replacement of non-functioning items.

17. Manage outsourced grounds maintenance crews by inspecting work and ensuring timely completion of contracted services.

18. Conduct monthly fire drills and yearly evacuation drills in

accordance with 22 VAC 40-72-920.

19. Check water levels in pool daily; add water as needed.

20. Perform routine maintenance and cleaning of pool as necessary.

21. Organize and maintain cleanliness and orderliness of maintenance office and seasonal storage areas.

The following supplemental responsibilities may be required if deemed necessary by RoseWood Village management.

  1. Mow and trim lawn.

  2. Freshen, mulch and weed flower beds as needed. Cut back perennials at the end of their season.

  3. Trim shrubs as needed.

  4. Keep sidewalks, parking areas and roadways throughout the campus clean and swept.

  5. Service, lubricate and wax lawn and snow-removal equipment according to schedule.

  6. Fertilize shrubs, trees and lawn according to schedule.

  7. Fill holes in the lawn with topsoil and re-seed every spring.

  8. Plow and shovel snow on roadways, driveways and sidewalks.

  9. Ordering, inventory and stocking of food service supplies.

  10. Ordering, inventory and stocking of housekeeping supplies.

WORKING BEHAVIORS

2. Report on-the-job injuries to the supervisor before the end of the work shift on the day the injury occurs.

3. Establish and maintain constructive working relationships with coworkers, residents, families and visitors.
