Pay Range : $22-$25/hour, based on experience, plus potential for commission and renewal bonusesJob DescriptionProvide superior customer serviceAssist in conducting market surveysShow, lease, and move in prospective community membersUpdate unit availability dailyProcess rental applicationsProcess maintenance work ordersAdhere to the Trinity operating procedures and policiesReceive and process collections in accordance with company standardsCollect past due balances from former community membersClerical and phone supportMaintain all resident files, ensuring completeness and accuracy of all paperwork and documentationMaintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and all apartments are inspected to ensure all apartments are move-in ready to Trinity's standardsDemonstrate ability to resolve resident complaints and direct pertinent issues and matters to the Community ManagerConduct community member move-out apartment inspections and complete deposit accountings with Community Manager's approvalMaintain all account records and transactions including NSF's, rent allowances, concessions, rent increases, and other management approved debits and creditsAdditional tasks or duties assigned by Supervisor Special Requirements: The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed. Attendance/Travel: This position is a full-time position and may require the availability to work some nights, weekends, and occasional holidays. The position also requires regular attendance and active participation/planning at company functions and events. Essential Functions: Skills include an excellent ability to address the needs of residents, prospects, and vendors. Other essential skills include but are not limited to:Handle high stress situations effectivelyExhibit strong leadership skillsExcellent communication skillsSuperior collection skillsAdministrative and organizational skillsTime management skills and ability to prioritize wiselyCustomer service orientationStrong sales backgroundKnowledge of state law as it relates to fair housing Qualifications: Computer Skills:Intermediate computer and Internet knowledgeIntermediate knowledge of MS Word, Excel, and OutlookPrefer knowledge of the following software programs: Yardi, Voyager, LRO, Entrata, Resident CheckLearning and Development:Maintain a commitment to ongoing professional development and career growth through our company's continuing education programsEducation:High school education or equivalent is requiredCPM, CAM, RMP, or CMCA Certifications are preferred but not requiredAccurately perform intermediate mathematical functions and use all on-site resident management software functionsProfessional Experience:Two years of experience in residential property management in the Multifamily Industry is required We've Got You Covered Medical, Dental & Vision. We offer a free PPO-HSA medical plan (with a $1,200 annual employer contribution) to all employees outside CA. In California, employees can choose between the free PPO-HSA and HMO plan. We cover 100% of the monthly premium costs for employee dental and vision. FSA & Dependent Care options are also available. Retirement Plans. Prepare for retirement and ramp up your 401(k) savings with a 2% employer match. Eligible to enroll on the first of the month following 90 days of employment. Group Life, Long-Term, and Short-Term Disability Insurance . We provide up to $25,000 of life insurance and AD&D coverage in case the unimaginable occurs. Paid Holidays & Vacation . We offer a competitive amount of paid holidays in addition to anywhere from 2 4 weeks of paid vacation according to years of service. Available after 90 days of full-time employment. Sick Leave . We offer sick leave in compliance with state and local jurisdiction requirements. Referral Bonuses . We provide $1,000 bonus for hires made through employee referrals. Volunteer Time-Off. We offer up to 16 hours of volunteer time annually8 hours for personal volunteer activities and 8 hours for company-sponsored events. Employee Assistant Program (EAP).
