Regional Leasing SpecialistRegional Leasing Specialist is responsible for overseeing all aspects of leasing, marketing, and training at the property for a portfolio of student housing communities. Regional Leasing Specialist works closely with the Corporate Operational team, Marketing team, Community Manager & staff to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. The Regional Leasing Specialist is responsible for effectively leading the leasing team and accomplishing effective leasing, marketing, and positive resident relations.Essential Duties & ResponsibilitiesStrategic Leasing ManagementMarketing ManagementPersonnel ManagementTrainingTravelStrategic Leasing ManagementEnsure staff leasing techniques are effective in obtaining closure, follow-up procedures are met, leases are signed/documented, and reporting systems are accurate and up to dateAudit lease files to ensure adherence to policies and proceduresDeal with resident complaints, concerns, and requests to ensure resident satisfactionDevelop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)Effectively show, lease, and move in prospective residentsDevelop new relationships and strengthen existing relationships with business contacts and vendorsIdentify potential Company customers utilizing market and demographic data as well as industry knowledgeMentor community team members on leasing and marketing skills and conceptsModel effective leasing and customer service techniques and communicate expectations to site team membersMaintain a solid awareness of company and regional performance and make decisions that will have a positive effect on performanceKeep abreast of relevant industry topics to incorporate them into planning and decision-makingMaintain an awareness and understanding of the goals of the company and work to enhance its overall image and presence in the marketIdentify marketing needs of specific communities or areas to facilitate the development and implementation of marketing plans to accomplish objectivesSeek out and utilize available internal and external resources to meet goals and objectivesRegularly monitor resident satisfaction in person and through follow-up phone calls and utilizing Customer Satisfaction SurveysCommunicate regularly with Senior Vice President, Marketing team, Regional Supervisors, and Community Managers regarding goals, objectives, and relevant concerns, problems, and solutionsDevelop marketing communication materials targeting market nichesMonitor and implement all social media and online presence, including all campaigns being usedMarketing ManagementAssist in developing an annual marketing plan and marketing budgetImplement all marketing efforts and outreach, developing campaigns and assisting with design to generate trafficMonitor leasing/renewal progress, focusing on areas needing additional supportSupervise the planning, preparation, and implementation of leasing and renewal eventsMaintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey reportUtilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancyPersonnel ManagementAssist the Community Manager in using consistent techniques and company directives to hire, train, coach, and develop on-site staffAssist the Community Manager in ensuring staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarksPromote harmony and quality job performance of staff through support and effective leadershipEnsure staff compliance and consistency with Company policies and proceduresAssist with supervision of all business functions related to operationsTrainingConduct on-site training remotely and or during each site visit consisting of individual one on one trainings and complete staff trainingConduct outreach efforts with the team and showcase how to effectively outreachConduct follow-ups with team members and train them on how to follow up effectivelyHost training with leasing and marketing teams on social media branding guidelines and platformsReview outreach calendar with LM and GM and train them on how to maximize daily outreach by enforcing fundamental marketing principles and ensuring they are doing the basics dailyProvide training content to enhance our Sharepoint resources to grow our training platformsTravelThis position entails travel, estimated at 80% of work time annually. Travel may be required for property visits, conferences, training sessions, or other business-related activities.Essential Duties & ResponsibilitiesHigh School Diploma or equivalent; bachelor's degree preferred or one year of experience in the student housing industryAbility to understand and perform all on-site software functions; basic computer skills requiredPrior experience managing social media and digital marketing campaigns strongly preferred.Creative design experience and proficiency in Canva or Adobe suites strongly preferredMust have basic knowledge of Fair Housing Laws and OSHA requirementsThis job description should not be considered all-inclusive.
