Job Title: Land Development Assistant Site Manager

FLSA Status: Hourly Non-Exempt

Position Summary: As directed by the Site Manager, supervise and coordinate construction activities as required to meet production schedules and to ensure all work meets or exceeds plan specifications and quality standards.


Job Duties:

  • Areas of Responsibility:
  • Maintain schedules and strategies for cost-effective, efficient delivery of project infrastructure and site improvements that have been developed in collaboration with supervisors
  • Oversight of engineering solutions and quality control of improvement and landscape plan preparation for projects
  • Value engineering of improvement and landscape plans
  • Assist in the preparation of scopes, obtain bids, negotiate, award, and manage contracts
  • Coordinate field installation of project infrastructure and site improvements in accordance with established schedules, budgets and quality standards
  • Obtain acceptance of improvements and exoneration of project sureties
  • Represent the company and be the point of contact with field inspectors
  • Coordinate with project management on agency approvals for installation of infrastructure
  • Ensure efficient and seamless delivery to Operations on model and production home needs
  • Manage the Storm Water Pollution Prevention Program (SWPPP) for individual projects through the land development phases of the project
  • o Assist in development of organizational processes and procedures for proper handoff and cost-effective project implementation
  • Ensure compliance with industry safety standards at land development sites
  • Model the company values, vision and operating principles to our team and trades
  • Prepare various reports and spreadsheets as necessary
  • Prepare and present materials for team meetings on land development related issue


Position Qualifications

Education

  • College degree desirable, preferably, in the areas of engineering or construction management

Experience

  • 3-5 years of experience in construction management, engineering or land development
  • Experience in managing construction and land development activities

Skills

  • Thorough knowledge of engineering, development practices and approvals
  • Ability to read, evaluate, and explain engineering plans and details
  • Computer literate with proficiency in Word, Excel, PowerPoint and Microsoft Project
  • Must possess superior organizational skills and good follow through capabilities
  • Strong analytical skills
  • Ability to develop take-offs/estimates
  • Strong written and verbal communication skills
  • Ability to be flexible and solutions-oriented in executing critical business objectives
  • Ability to work cooperatively with a variety of personality types
  • Ability to travel to various locations within the region
  • Capable of working independently and as part of a small, tightly knit team
  • Demonstrate professional conduct and possess high ethical standards
  • Able to manage time wisely and work within deadlines
  • Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices
  • Proficiency in handling multiple tasks and priorities and ability to work in an extremely fast paced environment where most tasks are deadline oriented
  • Keep management informed of project information and critical issues
  • Ability to work a flexible schedule, according to department needs

Requirements

  • Valid driver’s license required
  • This position often requires driving during the workday. As a contingency of employment, a background check, inclusive of an MVR, will be completed.


Base Salary: The expected base salary range for this position is between $75,000 to $100,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
