1.      Position Description: The Commercial Maintenance Account Manager must be thoroughly familiar with all aspects of commercial landscape maintenance including sales, production, customer service, estimating, etc. The Commercial Maintenance Account Manager oversees all interactions with the customer and keeps them informed as to all aspects of the maintenance process. The Commercial Maintenance Account Manager grooms the relationship with the client while interfacing with company production and accounting personnel, and interfaces with subcontractors and vendors as required throughout the maintenance process. The Commercial Maintenance Account Manager is also responsible for conducting monthly property walks with the client, resolving any issues discovered therein, following through to ensure that all issues are resolved to the satisfaction of the client, and ensuring all change orders, enhancement projects, and irrigation projects are billed properly and timely.


2.      The Commercial Maintenance Account Manager reports directly to the Operations Manager and Company President.


3.      Skillset and education requirements: The Commercial Maintenance Account Manager must possess the following skill set and educational background.


  1. Minimum of (10) years of hands-on field experience, understand client and enhancement needs, and have a high standard for quality of work.
  2. A degree in horticulture or associate degree (preferably in the Green Industry) and a Certified Landscape Professional (CLP) certification or (10 years of experience in lieu of a degree).
  3. Experience in irrigation design, maintenance, and repair preferred.
  4. Bi-lingual in English and Spanish preferred.
  5. Must have hands-on-field experience, customer service, understanding of client expectations, and a clear ability to build relationships.
  6. Must have a solid understanding of the landscape industry needs and a high standard for quality and work ethic.
  7. Demonstrate excellent and professional communication skills – written and oral.
  8. Able to prioritize, meet deadlines, make decisions, and change course of action quickly.
  9. Ability to work on many projects simultaneously.
  10. Must have exceptional organizational and follow-through skills.
  11. Help team with productivity and efficiency measures.
  12. Must have a flexible work schedule.
  13. Sales experience preferred.
  14. A valid driver’s license and be insurable under the company’s insurance policy.
  15. Possess excellent written and oral communication skills.
  16. Proficient in MS Word and MS Excel.
  17. Possess excellent computer skills.
  18. Proficient in typing.
  19. Able to make effective presentations to clients and sell commercial enhancement and irrigation projects annually.
  20. Able to represent the company courteously and professionally.


4.      Responsibilities:


  1. Oversees a vast quantity of commercial maintenance, enhancement, and irrigation projects annually.
  2. Ensures that vendor pricing is competitive and accurate.
  3. Sells approximately 10% of the account contract amount in enhancements.
  4. Develop new business/accounts and prepare bids for client portfolios.
  5. Prepares all bids/proposals for enhancement work.
  6. Reviews all bids/proposals with the Operations Manager for accuracy and marketability.
  7. Presents all proposals/documents to the client.
  8. Closes sales and coordinates job specifics with accounting personnel.
  9. Coordinate job specifics with production personnel.
  10. Interfaces with the client and ensures that all of the client’s concerns are addressed in a timely and professional manner.
  11. Conducts monthly walk-thru with the client and identifies and documents any / all discrepancies.
  12. Provides written monthly reports and files in customer file.
  13. Ensures that jobs are kept to schedule.
  14. Ensures that jobs are at or under budget.
  15. Processes and ensures all change orders/enhancement and irrigation projects are priced and processed correctly.
  16. Interfaces with subcontractors to ensure timely and accurate completion of their work.
  17. Interfaces with suppliers to ensure timely and accurate delivery of job materials.
  18. Interfaces with the company Production Manager, and Production Supervisors to ensure client’s expectations are met and that jobs are kept on schedule and within budget.
  19. Ensures that company production standards are met.
  20. Ensures that all safety procedures are followed and reports any unsafe conditions to supervisors.
  21. Ensures that equipment is operated safely and properly.
  22. Evaluates equipment utilization and makes recommendations for future purchases.
  23. Ensures that vendor invoice pricing is accurate and as bid.
  24. Ensures that job cost reports are properly analyzed and disseminated.
  25. Thoroughly understands and complies with company policies, procedures, and SOPs.
  26. Assists in the development and implementation of the company’s strategic plan.
  27. Assists in the development, implementation, and achievement of the company’s annual budget goals.
  28. Assists in the development and implementation of the company’s new business development plan.
  29. Assists in the development and implementation of the company’s training goals.
  30. Assists in the development and implementation of the company’s marketing plan.
  31. Continuing education requirement of 20 hours per year.


5.      Compensation: Commensurate with experience, paid bi-weekly (Salaried). Benefits include paid vacation, holiday pay, 401K, and Medical.

 

6.      Bonus and/or commissionsThe total compensation package for a Commercial Maintenance Account Manager also includes commission and potential bonus based on performance/business profitability.

 

7.      Appraisal criteria: The role of the Commercial Maintenance Account Manager is subject to ongoing review, a six-to-nine-month annual review.
