Preconstruction Specialist

Experienced constructor responsible for all aspects of preconstruction on a project from concept through design. Must have experience in all aspects of estimating, scheduling, constructability, value analysis, and technical knowledge of subcontract trades. Must have good communication skills to interact with internal and external clients.
Essential Duties and Responsibilities:
- Lead the project preconstruction team.
- Assist in the preparation of an outline project approach setting forth preliminary goals which include overall scope of work, design intent, preliminary budget, schedule, and assignment of project team responsibilities.
- Prepare preliminary master construction schedule outlining the critical path of the project from design through commissioning.
- Evaluate the existing site conditions, coordinate necessary site investigations and studies.
- Review drawings for conformance with project requirements and budget.
- Assist in reviewing the requirements of governmental agencies having jurisdiction.
- Facilitation of Team meetings throughout the preconstruction process.
- Prepare cost estimates based on layouts and preliminary plans.
- Conduct value engineering analysis including cost, construction feasibility, and schedule impact.
- Assist in the preparation of “front end” documents, including General and Special Conditions clearly defining project scope.
- Develop a competitive bid strategy for subcontracts with consideration for schedule and cost.
- Assist Project Management in the development of a recommended bidder’s list for each component of the work.
- Overall project schedule including owner items.
- Assess risk associated with projects early.
- Manage in house teams and project teams.
- Requires management of multiple projects concurrently in different stages of development.
- This job is safety sensitive for medical marijuana purposes.
- All other tasks as assigned.
Education/Skill Requirements:
- Bachelor’s degree in construction management, engineering, or equivalent combination of education training and experience.
- 7-10 yrs. combined experience as a construction PM or Estimator.
- Previous experience with the pre-construction phases of the building process.
- Conceptual estimating experience.
- Experience with BIM (Building Information Modeling) preferred.
- Strong project management skills are required to plan and execute several projects simultaneously.
- The candidate must demonstrate excellent interpersonal, writing, communications, and leadership skills to form and maintain effective project teams.
- Must have the ability to plan, organize, coordinate, and schedule multiple tasks with general management direction. Adjust to changing priorities, identify, and manage resolution to complex issues.
Physical Demands:
- Ability to continuously sit, stand, or walk.
- Ability to bend, squat, climb stairs, and lift frequently.
- Ability to lift up to 50 pounds occasionally.
- Ability to work in heat, cold, and work outside.
Work environment:
- Office, job site, job trailer, or field office.
