Job Title: Preconstruction Manager

Location: Wilmington, NC (onsite)

Duration: Full time

We are seeking an experienced highly skilled and motivated Preconstruction Manager/Estimator.

The ideal candidate will have a minimum of 5+ years experience in estimating commercial construction projects for a Commercial Construction Co. This would include estimating (site work and building), project planning, scheduling, and preconstruction management. This role is crucial in ensuring the successful planning and execution of our projects, maintaining our commitment to quality, timeline guarantees, and client satisfaction.

KEY RESPONSIBILITIES:

The duties and responsibilities include but are not limited to the following:

Estimating and Budgeting: Prepare accurate and detailed cost estimates for commercial construction projects, including material, labor, equipment, and subcontractor costs.

Preconstruction Planning: Develop and manage preconstruction schedules, ensuring all project milestones and deadlines are met.

Bid Management: Solicit and evaluate bids from subcontractors and suppliers, ensuring competitive pricing and quality standards.

Value Engineering: Identify cost-saving opportunities without compromising on quality or project scope.

Client Interaction: Collaborate with clients, architects, and engineers to understand project requirements and provide value-driven solutions.

Documentation: Maintain detailed records of estimates, bids, contracts, and other project documentation.

Team Collaboration: Work closely with project managers, site supervisors, and other team members to ensure seamless project transitions from preconstruction to execution

Qualifications:

Experience: Minimum of 5 years of experience working for a General Contractor in commercial construction estimating and preconstruction management.

Skills:

Proficient in construction estimating software (Procore).

Highly Proficient in Microsoft Excel

Strong analytical and problem-solving skills.

Excellent communication and interpersonal abilities.

Detail-oriented with strong organizational skills.

Ability to manage multiple projects and priorities simultaneously.

Knowledge: In-depth understanding of construction methods, materials, and industry standards.

Certifications: Relevant certifications such as LEED, PMP, or similar are a plus.
