About the Role and Company

The Regional Director at Avanti Residential oversees site management tasks in the Operations Department. This position plays a crucial role in supporting the company's strategic goals by ensuring optimal occupancy rates, successful tenant relationships, and asset protection. Responsibilities include staying informed about market conditions, fostering positive relations with residents, managing property budgets, overseeing payroll and overtime, contributing to revenue management strategies, conducting regular meetings within the portfolio, performing quarterly audits, approving financial reports and bonus workbooks, visiting assigned sites, and retaining residents by delivering exceptional customer service. The Regional Director is also responsible for supervising property management staff and handling technical duties within their designated scope.

What You'll Be Doing...
  • Take charge of property management activities like financial asset management, occupancy levels, tenant interactions, and collaboration with maintenance teams for designated properties.
  • Prepare and manage administrative reports for Avanti Residential's investors in the assigned region.
  • Supervise, coordinate, and review work plans for team members, address and resolve issues, assign tasks, monitor workflows, and assess work outcomes and procedures.
  • Evaluate eviction recommendations, collaborate with legal advisors, and support legal proceedings while staying informed about relevant local and state regulations, including updates to the Tenant Landlord Act.
  • Implement and enforce personnel, departmental, and other applicable policies and procedures, offering guidance in unique situations and adapting to new regulations affecting operations.
What's Required for Success...
  • A Bachelor's degree in property management, real estate, business administration, business management, or related fields is preferred.
  • Minimum of 5 years of progressive property management experience is essential.
  • At least 5 years of supervisory experience is required.
  • Preferred experience includes managing a portfolio with a minimum of 1000+ multi-family units.
  • CAM license is a plus.
  • Excellent written communication skills for drafting clear and concise emails and correspondence.
  • Capability to train, guide, and support team members to collectively achieve community objectives.
  • Proficiency in reviewing, creating, and interpreting financial reports and budgets.
  • Demonstrated leadership skills to oversee all property management operations and personnel effectively.
  • Competence in budget creation and monitoring, as well as preparing precise financial reports.
  • Strong computer skills, particularly in property management software like Yardi.
  • Flexibility in work schedule and location based on managerial requirements and regional needs.
  • Successful completion of a pre-employment criminal background check.
