Job Description


The Property Manager, or Residential Property Manager, is responsible for overseeing the maintenance and upkeep of residential properties and tenant satisfaction.

Their duties include scheduling routine maintenance like landscaping, mowing lawns, replacing roof tiles or changing air vents, overseeing a team of resident and maintenance staff and enforcing rental terms.

Job Duties

Manage day-to-day operations of the property, including leasing, rent collection, maintenance, and resident relations.

Lead and motivate a team of leasing consultants, maintenance staff, and administrative personnel to achieve property goals and objectives.

Ensure compliance with all local, state, and federal regulations governing fair housing and landlord-tenant relationships.

Develop and implement effective leasing strategies to maximize occupancy and rental income.


Conduct regular property inspections to identify maintenance needs and ensure the property is well-maintained and attractive to current and prospective residents.

Cultivate positive relationships with residents, addressing concerns and inquiries in a timely and professional manner.

Prepare and manage property budgets, monitor expenses, and identify opportunities to improve operational efficiency.

Collaborate with vendors and contractors to obtain competitive bids for maintenance and capital improvement projects.

Stay current on market trends, competitive properties, and industry best practices to maintain a competitive edge in the market.

Job Qualifications

Proficiency in property management software (preferably Yardi and/or One Site)and Microsoft Office Suite.

Minimum of 3 years of property management experience, preferably in the multifamily residential sector.

Strong leadership and team-building skills with the ability to motivate and inspire others.

Excellent communication skills, both verbal and written, with the ability to effectively interact with residents, team members, and vendors.

Knowledge of fair housing laws and regulations.

Proven track record of achieving leasing and financial goals.

Detail-oriented with strong organizational and problem-solving abilities.
