Job Description

We are seeking a detail-oriented, dynamic individual who thrives in a fast-paced environment and takes full responsibility for their work.

The ideal candidate will demonstrate exceptional customer service, multitasking abilities, critical thinking skills, and the capacity to respond promptly and communicate effectively in various situations.

Moreover, they will exhibit a proactive approach, a collaborative mindset, and a strong dedication to their work, emphasizing cleanliness, efficiency, and accurate record-keeping.

Physically, this role involves tasks such as heavy lifting, handling maintenance equipment, extended periods of standing/walking, bending, and climbing.

Weekend and holiday work are required, along with being available for emergencies.
Objectives of this Role
Oversee all aspects of property maintenance, including the physical condition and overall appearance of the property (interior, exterior, and grounds).

Coordinate and manage maintenance operations, ensuring excellent curb appeal, timely service for work requests, efficient turnover/make-ready schedules, and cost-effective inventory control and ordering.

Ensure all service requests are promptly addressed.
Establish and maintain an effective on-call schedule, capable of handling emergency maintenance outside regular hours.

Lead and assist in preparing vacated units, ensuring they meet company standards. Inspect units after maintenance to assess quality.

Obtain bids, negotiate prices with vendors, and manage contracts and warranties. Conduct minor maintenance and repairs promptly and professionally.Provide training and guidance to maintenance staff.
Prior experience in a high-rise or mid-rise apartment building is desirable.
Desirable Experience
Minimum of 3-5 years in property maintenance.
High school diploma or equivalent (BA preferred).
Strong verbal and written communication skills.
Ability to make quick and accurate decisions while maintaining confidentiality.
Effective conflict resolution and customer service capabilities.

Ability to prioritize effectively and handle multiple requests ensuring appropriate levels of response and urgency.

Strong multitasking skills and ability to prioritize efficiently.
Familiarity with property management software, such as Yardi, is beneficial.
Valid driver's license and auto insurance.
